This must be an omnibus edition of The Annotated H. G. Wells, volumes 8 and 9, first published in 2003 and 2007 with page counts ix+142 and x+261. Amazon reports page count 423 for the only known publication (as of 2010 and 2020), which fits the two volumes and does not imply pagination in a single new series.
"The Man Who Could Work Miracles" (1898) and The Shape of Things to Come (1933) are (the only?) two Wells stories that he adapted for the screen.
